MMC covers manufacturing-led and innovative construction approaches. Assessment must still consider the complete building from design through site interfaces.

Volumetric modules arrive as three-dimensional units. Key issues include stability, connections, transport, tolerances, weather protection, services and fire-stopping.

Design evidence supports the finished building only when materials, workmanship, inspections, traceability and non-conformances are controlled consistently.

MMC does not sit outside the Building Regulations. Project teams must provide coordinated evidence for the completed building.

An independent consultant reviews a defined technical question, assesses evidence, explains implications and sets out proportionate next actions.

Start with a document register and responsibility matrix. Relate every drawing, calculation, certificate and test report to the intended construction.

A clear scope, stated limitations, evidence-led findings and practical priorities, with missing information and specialist design needs identified.
